The general NDIS Pricing Schedule for 2026-27 took effect on 1 July 2026. That does not mean SDA providers should copy a general support price into their SDA claims.
The NDIA maintains separate SDA pricing arrangements and calculator. At the time of writing, that official SDA page still displays the 2025-26 documents, while the broader NDIS pricing page publishes the 2026-27 schedule.
What providers should do now
- Use the SDA-specific arrangements that apply to the claim period.
- Confirm the dwelling enrolment, building type, design category, location factor, occupancy and participant funding before changing a rate.
- Keep a dated copy of the pricing document and calculator used for each pricing period.
- Do not rely on third-party rate tables without checking them against the current NDIA source.
- Document any change to participant or owner calculations so the decision can be reconstructed later.
Why this matters operationally
SDA income can involve the NDIA payment, Reasonable Rent Contribution and management fees, each with different inputs and review dates. A rate change applied to the wrong dwelling or period can create an overpayment, underpayment or owner-reporting discrepancy that may not be discovered until reconciliation.
